LAKE ANNA FACTS

  • Lake Anna was created in 1972 by VEPCO (Dominion Power)
  • 13,000 acres, 18 miles long, 272 miles of shoreline
  • Lake level is 250ft elevation, Dominion owns up to 257ft.
  • Lake is divided into two sections to service the power plants need for operation
  • These sections are referred to as the Public Side(cold side) & the Private Side(warm side)
  • Water from the Public Side is used to cool the steam pipes in the plant and comes out 15 degrees warmer than when it went in.
  • You cannot travel by boat from one side to the other due to the dikes which are permanent barriers.
  • Water levels only varies around 6” normally but can vary more due to weather/rain levels – docks are typically stationary rather than floating.
  • Dominion Power approval is required for boathouses or any structure on Dominion Property.
  • Public Side, 9,600 acres, public access, marinas, State Park, Campgrounds
  • Private Side, 3,400 acres, No public access, access limited to property owners and guests, no commercial properties allowed on waterfront/shoreline.
  • Three Counties, Louisa, Spotsylvania & Orange Counties
  • Dominion controls lake levels and is required legally to ensure downstream water supply
  • Types of Properties – Waterfront, Water Access, Water View
  • Water Access may or may not include a boat slip.
  • There are No Restrictions at Lake Anna for size of watercraft, power limitations, or speed limitations, except under bridges or where a No Wake Zone is marked, also no time of day restrictions for operations of PWC’s
  • 17 Species of fish, year round fishing, local and regional fishing tournaments
  • Law enforcement by local County sheriff offices, Department of Game & inland fisheries, Coast Guard Auxiliaries
  • Approximately 150 subdivisions and growing! Each HOA has their own set of covenants, architectural requirements and amenities.
  • Camping prohibited by Spotsylvania County and by most communities Covenants & Restrictions.
  • Less than 50% of shoreline is developed
  • No Timeline to build
  • Once construction is started most communities have timeline to finish exterior.
  • You can construct boathouse without building residence

Amount of shoreline needed for Dock

  • 55-99’ of waterfront = 10SF per linear foot of shoreline
  • 100-300’ of waterfront = 2000SF dock size
  • Over 300’ of waterfront = 3000 SF dock size
